Remember that house we fell in love with but didn’t think we had the money to get? Yeah. We bought that one!⠀

After we decided not to put in an offer (because of learning about an extra $5,000 we’d need for prepaid property taxes as we sat down to sign), we couldn’t stop thinking about the house. ⠀
⠀
I came home and looked at our budget again and forgot about an important factor. Our mortgage payment wouldn’t start until November so we’d have August, September, and October to put $3,000 a month to our house goal! Allowing us to be able to cover all closing costs without dipping into our emergency fund. ⠀
⠀
So a few days later, we went back and put in an offer (asking for more in a seller’s credit towards closing costs) and wrote a letter. We shared about all the hard work we put into our financial journey to get here and they chose our offer (from multiple) because of the letter! ⠀

The house is at the top of our budget but still fits! It’s in the area we wanted to be in and is a house that we feel like we can really grow into. We are so excited and so so thankful that we got the house we wanted without having to sacrifice our budget or emergency fund. ⠀

We close mid-September! Time to get packing!⠀

  • Well, it looks like we’re going to be renters for a while longer. ⠀

Yesterday we almost put an offer on a house we loved. Until we learned that we’d need more money for closing costs than we initially thought.⠀
⠀
We had that extra money but it would have meant draining our emergency fund down to less than $3k before covering inspection and other moving expenses... it was terrifying and we had to walk away. ⠀
⠀
I’m upset that now isn’t the time for us. Being patient is HARD! Our “why” for paying off debt was to have a house and family some day and it’s been a rough season realizing that those things still aren’t very close. ⠀
Over the last 4 years, we have paid off $87,000 of debt, saved $10,000 for an emergency fund, $23,000 for house buying, and have lived pretty modestly. And it’s hard that our goal is still so far away. ⠀
⠀
But we don’t want to get into a house (the biggest purchase of our lives) by the skin of our teeth and sacrifice our budget. We know we’re making the right decision, but it’s tough to be patient. Not to mention, this house was $425k (and our budget was $400k). 😬⠀

Our lease ends at the end of October and I’m not sure what we’ll do next, but we’ll get there. I do love our apartment so much, but we’re ready for that next season. Just maybe not financially... ⠀

  • I wanted to share this for two reasons:⁣

1. I wanted to show the details of our mortgage. I’m always curious about what people went with for their mortgage. ⁣

2. I think it’s really important to admit when you don’t know about something and you don’t 100% have your shit together on something everyone else seems to have on lock. ⁣
⁣
Our mortgage payment (including property taxes and PMI) will be 18% of our net pay. We have a fully funded emergency fund and sinking fund accounts. We have the good problem of discretionary income and I want to put that to work for us. ⁣
⁣
I don’t say all that to brag (even though it feels like it all written out). This is our season of life and frankly it’s one I’m proud of and worked hard to get to. ⁣
⁣
I’m not sure if we will pay the mortgage off early. One day, I’m like “under $100,000 before 30!” The next days I’m like “screw the mortgage, invest, invest, invest!” We definitely see ourselves here at least 5-7 years, but this isn’t our forever home. ⁣
⁣
It feels like we’re “behind” investing wise so I definitely plan to increase on focus there including opening a Roth IRA and perhaps opening a brokerage account with Vanguard. I’m so super intimidated by investing so I plan to do all the research! ⁣
⁣
I guess the point of this post is to say it’s okay to not have all the answers or a definite plan. Things will change and as long as you’re actively in charge of your circumstance (instead of letting them control you) that’s what matters! ⁣
