Official interest rates have dropped again, and generally that’s excellent news, unless of course you have credit card debt.
It’s the great mystery of the Australian financial system. Why is it that when mortgage rates fall, deposit rates also fall, but credit card interest rates defy gravity?
The gap between mortgage interest rates and credit card interest rates used to be minimal, however this isn’t the case any longer. The standard credit card interest rate has remained high despite the longest cycle of rate cuts in Australian financial history.
TIP – take a look at your last 6 months credit card statements. If the balances owing hasn’t really moved much then you have an issue. Look at paying off the card, cutting it up and closing the account. Use a debit card for any future expenses.
There are many ways to payoff the card:
1) Win the lottery
2) Rob a bank - that is not advice
3) Organise a personal loan
4) Payout via your home loan

When preparing a for a real estate project, there are so many costs to build into your budget. Many costs fall under two main categories: hard costs and soft costs. Breaking your budget down using these categories helps to get a better sense of all items that make up your project budget. It’s important to understand not only the anticipated costs associated with your project, but also the assumptions that your estimates are based on. Putting together a budget can be complicated enough, but the first step is understanding the difference between hard costs vs soft costs.
You might also hear hard costs referred to as “brick-and-mortar costs.” Either term refers to any costs associated with the physical construction of the building and any equipment that is fixed. Hard costs can be related to the building’s structure, the site and to the landscape. All labor and materials required for construction are included in hard costs.
In short, soft costs are any costs that are not considered direct construction costs. Soft costs include everything from architectural and engineering fees, to legal fees, pre- and post-construction expenses, permits and taxes, insurance, etc.
One example of a soft cost is an Appraisal. Whether you’re buying a home using a mortgage, refinancing your existing mortgage, or selling your home to anyone other than an all-cash buyer, a home appraisal is a key component of the transaction. Whether you’re a buyer, owner, or seller, you’ll want to understand how the appraisal process works and how an appraiser determines a home’s value. An appraisal is an unbiased professional opinion of a home’s value. Appraisals are almost always used in purchase-and-sale transactions and commonly used in refinance transactions. In a purchase-and-sale transaction, an appraisal is used to determine whether the home’s contract price is appropriate given the home’s condition, location, and features.
