Some key questions that should factor in:
1. Where is the sellers asking price relative to comparables?
2. How long has the home been on the market?
3. Are there seller specific motivations/circumstances?
4. Are there other offers out there/what is the interest level like among other buyers?
And finally, don't forget that the most important factor of all is what YOU want. If you aren't prepared to walk away, you'll have less leeway in your negotiation of course so your personal circumstances and desires will be your most prominent guide!

So... I took all of my hats to church today. To be fair I left one there a couple of weeks ago, but still three hats and one in the making is a lot of hats for one head... Question of the day: would you rather put on socks or a hat?
